- Freehold sale and purchase:
If you are buying or selling a freehold business premises, we can advise and assist you throughout your transaction, conducting all necessary searches and enquiries whether you are buying with vacant possession or subject to existing tenancies.
- Leasehold purchase and assignment:

We can assist with the preparation of a new lease for your business tenant whether this is to be within the Landlord & Tenant Act 1954 (“the Act”) or as is often the case, contracted out of the Act. We will deal with all stages of your transaction and prepare a lease that meets your requirements and where necessary, negotiate to agree it with your proposed tenant. We will deal with the formalities and liaise with other professionals, including surveyors who you may instruct to prepare a schedule of condition at commencement.
- Renewal of an existing business lease:
The Landlord and Tenant Act 1954 governs the conduct of business leases unless the parties agreed to contract out of the Act at commencement. There are specific requirements that must be followed in order to end a business lease or for a tenant or a landlord to ask the other party to renew the existing lease. Usually both parties will wish to renew a lease and we can assist with all steps in non-contentious renewals.
We also act for clients with small residential developments where individual units will be sold separately and landlords with residential property portfolios.
